1300 Pony - Here is the floor plan of the new spec  home we built at 1300 Pony lane in Oak Point, Texas. Here was what the slab looked like the day after it was poored.  Engineered slab has 12 inch wide x 24 inch deep support beams, 5/8" rebar spaced no more than 18" apart, 5000 PSI concrete.  Compare that to the volume builders slabs. Here is the house with rough plumbing, rough electrical and poly I complete.  At this point, all HVAC mechanicals duct work and ventilation are also in place.  Note also that the exterior of the house is completely wraped with 1/2 inch CDX plywood.  The volume builders use non structural foam board. We are locating the water heater out in the garage closet.  If it springs a leak, and the overflow pan and drain are clogged for some reason,  water will run out the garage door instead of into the house.
Here the all the electrical runs coming into the panel box.  Notice the metal plate over the framing where the wires come through.  Prevents nails or screws from getting into an electrical line All electrical boxes and ductwork has been sealed to be in complience with 2015 energy code (current energy code). Baffels have been installed in the attic in areas where there is perferated soffit so that the blow in insulation will not clog the vent holes. Here is a view of the kitchen, oven wall, showing the plumbing of the hall bath and the vent stack for the above oven microwave.  Also a good look of the PEX runs for sink (right) and hall bath sink (left in picture).
Here is the view looking from the breakfast area back towards the front door.  Large living room with coffered ceiling.  Pink foam at the top of the framing is part of the poly seal prep. Here is the garden tub of the master bathroom and the shower pan to the right.   This is at plumbing rough inspection pass state. Here is a look at the large master bedroom from the entry door.  This is after poly seal but prior to insulation being installed.  Note again that all exterior walls have been wrapped with 1/2" CDX for added structural strength. Here is the hall bathroom with 1 piece tub and surround.  We insulated behind the tub surround.
Here is the laundry room. Here is the platform for the water heater in the garage closet.  Again, water heater was placed here so in the event that it ever springs a leak, and the overflow pan and overflow drain fail, the water will run out under the garage door an minimize water damage. Here is what the outside of the house looks like with all cornice completed, roof on and windows in place (what we call "in the dry"). Here is the house with all insulation installed and insulation inspection passed.  Ready for sheet rock.  Blow in insulation was installed after the sheetrock was installed.
Here is the front living room showing where the electric fireplace will go.  Also, note that we have installed electrical and cable above the fireplace area so that a flat screen tv can be installed later if desired. Here is the wall of the living room that is next to the garage, all insulated and ready for drywall. Laundry room ready for drywall. Here we have installed bat insulation under the walking area of the attic (where blow in insulation will not reach) so energy compliance will be met.
We insulated behind the bathtub unit of the hall bathroom also. Here you can see that the exterior wall behind the tub has been insulated. Walls of the shower are well insulated. All exterior walls have insulation, even the walls of the closet, to be in compliance with energy code.

Cabinets for the house are 100% custom built for this house.  Compare that to stock cabinets used by the volume builders.  You'll see in the completed pictures that we built a cover for the vent pipe that  matches the look of the cabinets.
Here is the area for a large fridge.  We have plumbed for water and ice in the fridge. Here is the custom built linen closet of the hall bathroom. Here is the outside of the house with the garage door installed.  Ready for paint.  By the way, that garage door is 8 feet tall by 16 feet wide.  volume builders doors are 7X16. Here is the house as it looked the day we put it on MLS.  Still need sod and landscaping, but the house is ready to sell. Here is another view of the front of the house, looking from the right side to show the large mature Oak tree on the side yard that will provide shade for the back porch.

Compare these finishes to the volume builders. Here is the breakfast nook, just next to the kitchen and living room.  Kitchen also has a sit at bar (left in picture).

Stainless steel appliances and brushed nickle plumbing fixtures and hardware.  Welcome to your new kitchen. Here is the laundry room.  Overhead cabinets provide lots of storage.  Travertine look porcelain tile is installed here. This picture shows your view of the house from the door that opens to the garage.  Kitchen and living to the right, all bedrooms and laundry to the left.
This is bedroom #3.  All bedrooms have carpet.  This bedroom and the master have walk in closets. Here is bedroom #2.  Even though this bedroom doesn't have a walk in closet, French doors open to a closet that is over 9 feet wide. This is the hall bath.  As in the kitchen and laundry room, all cabinets are custom.  Travertine look tile and granite counters with undermount sinks are standard for us, extras for the volume builders.  As with the master bathroom, this bathroom also has a built in linen cabinet (not pictured, but behind the bathroom door to the left in this picture). This is the master bedroom.  Like the living room, it has a tray ceiling that bumps the tray section of the ceiling from the already tall 9 feet to 10 feet.  2 windows provide plenty of north facing light (cool on hot mornings in the summer).
This is the master bathroom.  Double sinks, garden tub, custom shower, huge walk in closet with custom 2 season clothes rods and shelving (door left center in this photo).
