617_Matador

617 Matador, Oak Point, TX.  This is a 1385 Square foot, 2001 year built 3 bedroom, 2 bath house on 1/3 of an acre in high demand Oak Point, TX.  All mechanicals work fine, property just has a number of deferred maintenance items that need to be addressed. Here is a view of the front entry.  We will probably install rain gutters along the roof line in this section to reduce the amount of moisture (since this area gets vertually no sun, any moisture that falls in this area tends to take a long time to dry, as can be evidenced by the moss growing on the lower edge of the brick). This is an example of trim damage done by pets owned by the homeowner.  Most door jams inside and out of the house have this kind of damage. Here is a blurry picture of the living room.  The hot water heater burst last year and the homeowner had the carpet removed but never replaced.  There is a high smell of cat and dog urine throughout the house, as well as excessive belongings (hording).
Here is the kitchen.  Cabinets are in very good shape.  Counters are a little damaged and we intend to replace them with granite since this is a small kitchen.  We also intend to replace the appliances since not all of them work. Here is the hall bathroom.  Very clean and in working order.  May install new flooring to match the new flooring we intend to install in the rest of the house. Here is bedroom 2.  Just paint and carpet here, as well as new ceiling fan.  We intend to install new lighting throughout (part of our basic rehab proceedure). here is bedroom 3.  As in bedroom 2, just paint, carpet and a new ceiling fan.
Here is the master bathroom.  Cabinets are in great shape.  Will probably replace the counters with granite to match the kitchen.  Also, will probably paint the cabinets white (has the effect of making the bathroom look larger and cleaner).  Also, we will replace the flooring, repair drywall damage and make sure the jacuzi tub works (and repair if needed). Here is a better shot of the filthy and damaged tile floor of the master bathroom and holes in the drywall around the tub that will be repaired. Here is picture of the master toilet.  The master shower is straight across from the toilet and is in good shape.  We will replace the metal frame door with a frameless glass unit. Here is the master bedroom.  Again, the carpet has been removed due to the leaky water heater (that has been repaired) and it was never replaced by the homeowner.
12/10 - Here is the front of Matador after all rehab. pic-2 12/10 - A look at the new entry.  The door and all the siding and trim was replaced due to damage from the dog that used to live here.  We also installed much needed gutters around the entry (used to be a 3 sided waterfall when it rained). 12/10 - All new exterior paint, new exterior doors (including garage door) and almost all the window panes were replaced due to broken thermal seals.

Original cabinets were painted, additional upper cabinet was custom built and added, drawers were repaired.  Again, tile was retained because it was in good shape.
Counters, sinks, faucets, mirrors and light fixtures pictured here are indicative of what your new bathroom will look like.  Your cabinets will remain the same dark brown they are now.  Counter tops will be Santa Cecilia. 12/10 - Hall bathroom.  Drywall repair, painted the cabinet, new lighting and plumbing fixtures, new granite counters and faucets. 12/10 - Large back yard of this 1/3 acre lot.
